UAE mortgage document checklist 2026
UAE banks are document-heavy at mortgage application. Submitting an incomplete file is the single most common cause of approval delays — banks won't begin underwriting until they have everything, and the back-and-forth of "please send the missing item" can add 5-10 days to your timeline. This checklist covers everything you need across the three main borrower categories. Print it, tick as you collect, then submit one complete file rather than dribbling documents over a fortnight.
Pre-application preparation (do this before applying)
- Pull your own AECB credit report at AED 31 via the AECB app — check for errors, old defaults, undisclosed liabilities
- Clear or settle any outstanding credit card balances above 50% of limit (improves credit score)
- Avoid taking new loans, credit cards, or BNPL in the 6 months before applying
- Ensure salary has been credited consistently to the same bank for at least 6 months
- Have your passport (valid 6+ months), Emirates ID (valid), residence visa (valid) all in date
- Confirm with HR they will issue a salary certificate on request
- Estimate your DBR — total monthly debt payments must stay under 50% of gross monthly income
Salaried expat — standard document set
Identity & residency
- Passport copy (all pages with visa stamps)
- Valid UAE residence visa
- Emirates ID (both sides, valid)
- Visa page from passport
- (Spouse documents if joint application)
Income proof
- Salary certificate — original, issued within last 30 days, on company letterhead, addressed to the bank
- Latest 3 months salary slips
- Employment contract or letter confirming role, joining date, salary
- (Bonus letters or end-of-service projection if relevant)
Banking
- Latest 6 months bank statements from primary salary account
- Latest 6 months statements from any other UAE accounts
- Latest 6 months credit card statements (all cards)
- Statements from any existing personal loans, auto loans, or other mortgages
Credit
- AECB credit report (bank pulls, but pre-pull recommended)
- Letter of clearance from any closed loans (proves zero balance)
Self-employed — additional documents
Everything in the salaried list above (substituting business income for salary), plus:
- 2 years audited financial statements (some banks 3 years)
- Valid trade licence (mainland or free zone)
- Memorandum of Association (MOA) showing ownership
- Share certificate or shareholders' register
- 12 months business bank statements
- 12 months personal bank statements (separate from business)
- VAT registration certificate (if applicable)
- VAT returns for the latest 4 quarters (if applicable)
- (Business plan or operations summary — HSBC and FAB occasionally request)
- Power of attorney (if signing through agent)

UAE national — document variations
Standard salaried set above, plus:
- Family book copy
- UAE passport copy
- (Where applying through Sheikh Zayed Housing Programme: programme approval letter)
UAE nationals receive 5% LTV uplift (85% under AED 5m, 55% over) and access to government housing schemes that reduce or subsidise the down payment.
Property documents (for Final Offer Letter stage)
Required after pre-approval, when you've identified a specific property:
- Signed Memorandum of Understanding (Form F) with seller
- Seller's title deed copy
- Seller's passport, Emirates ID, residence visa copies
- Property location details (community, building, unit number)
- Floor plan (helpful for valuation)
- (Off-plan: SPA copy, payment plan, developer details)
- (Post-FOL: developer NOC — seller obtains)
Documents needed on transfer day
- Original Emirates ID and passport
- Original signed Final Offer Letter
- Original developer NOC
- Manager's cheque for 4% DLD transfer fee + AED 580 admin
- Manager's cheque for 0.25% mortgage registration fee + AED 290
- Manager's cheque for trustee fee (AED 4,000 or AED 2,000 for sub-AED 500k)
- Manager's cheque for property purchase balance (loan amount cheque issued by bank, you cover the gap)
- Manager's cheque for agent commission (2% + 5% VAT typically)
- Spouse documents if joint ownership
All cheques must be manager's cheques (bank-certified), not personal cheques. Your bank issues these on your written request — allow 1-2 working days. Plan your transfer day cheque list at least 3 days in advance.
Bank-by-bank document quirks
- HSBC Premier: may request global income / overseas account statements if claiming Premier eligibility through global wealth
- ADCB: often requests a salary transfer letter even at pre-approval
- Emirates NBD: standard set, very willing to accept variant income types (overseas rental, etc.)
- FAB: heavier on self-employed, may request 3 years audited accounts and detailed business operations summary
- NBF Islamic / DIB / ADIB: additional Sharia-compliance declarations and structuring documents
- Mashreq: standard set, fast turnaround on complete files
What if a document is missing or wrong?
Most issues can be fixed but cost time:
- Missing salary slip: request from HR (1-3 days)
- Salary certificate older than 30 days: request fresh one (1-3 days)
- AECB error or old default: dispute via AECB (10-15 days)
- Trade licence expired: renew through DED or free zone (5-10 days)
- Audited accounts not yet finalised: request interim financials with auditor confirmation (5-7 days)
